Manufactured Homes Meet a Variety of Housing Needs

Manufactured home buyers are individuals that want to beat the high costs of site built housing with a home of equal or superior quality construction, comparable features, and amenities to fit any lifestyle and any budget.

With the wide variety of styles, floor plans, and customization options available in manufactured homes today, it’s not hard to find a home that meets your wants and needs.

Who Lives In Manufactured Homes?

Manufactured homes are the fastest-growing type of housing in the U.S. for two reasons: affordability and value. This type of housing is the answer for millions of American residents who cannot afford nor qualify for a site built home. With site built housing costs averaging $160,000 (without land), many residents are priced out of the housing market — particularly if they are young or have single or fixed incomes.

With household composition changing, the growth of manufactured housing now and in the future appears to be singles, unrelated couples, and married couples with one or more children, all of which are generally found to have low-to-moderate incomes and renting their current dwellings. Already this change in household make-up has impacted the manufactured housing industry. The Manufactured home building process has the flexibility to manufacture homes that specifically address the unique individual homeowner needs and desires.

Senior adults continue to find manufactured homes an attractive alternative to site built homes. Even though this group is more likely than younger groups to own their own homes free and clear, they often live in older homes and find the cost and labor of upkeep and repair to be more than they can afford. Seniors seem to enjoy the more maintenance-free aspect of a manufactured home lifestyle.

The median annual household income of a manufactured home resident is $35,000. The majority of household heads are employed full time and a significant number are retirees.

How Many People Live In Manufactured Homes?

There are approximately 19 million people who live full-time in over eight million manufactured homes across the nations. One out of three (33%) of new homes sold in the U.S. is a manufactured home.

The average age of a household head is 49.1, but the market is shared equally by those from age 30 through retirement.

Where are Manufactured Homes Located?

Approximately 65% of manufacture homes are located on private property, primarily in rural areas. About 30% of manufactured home owners reside in manufactured home/mobile home communities, mostly located in urban areas. The remaining 5% are homes located on government land, on Indian land, on business property, etc.

Manufactured homes are truly the only form of single family housing that can serve the needs and desires of almost all Americans, without sacrificing quality in construction and amenities, and at an affordable price that assures value unmatched by any other form of housing.
